Historic Neighborhoods in Tampa

South Tampa is considered one of the BEST areas to live.  It’s a hip and trendy neighborhood offering shopping and dinning galore.  Seybold Lofts, Located in the Hyde Park Historic District of South Tampa, is a unique loft stlye building, original in character of the 1920’s style brick buildings.  In fact, the building was originally the Merita bread factory until it was purchased a few years ago.

Since the developer is now offering financing this means you can buy a condo in South Tampa without having FHA approval!!  A struggle for first time home buyers to find in this desirable area of Tampa Bay.

TAMPA — Buying a condominium in today’s market is tough, especially with banks keeping credit for multifamily in virtual quarantine. But one developer of five communities thinks it has the answer: seller financing.

High Point Development of Tampa has offered seller financing quietly as a last resort to buyers since the condo market started to tighten two years ago. Now in an effort to sell out its properties before year-end, the developer is aggressive with the finance option.

The developer says that in most cases you can get 97 percent financing and a 30-year amortized mortgage at just under 5 percent interest.  This is .5% less a buyer has to come up with for a downpayment versus FHA financing.

High Point is offering the program using a mix of available capital and some leeway with the developer’s original lender, Hudson said.

Getting that mixture in place isn’t easy for many condo developers still trying to move inventory, and it likely won’t be easy for others to follow suit, said Byron Moger, director of apartment brokerage services for Cushman & Wakefield of Florida.

Selling prices for the High Point communities are about 60 percent of what they were originally intended, Hudson said, but deals are getting done.

At Seybold Lofts, where its 33 units are listing between $209,000 and $499,000, half are sold.

At Legacy Park, where listings are slightly lower, 15 units remain of 97 originally offered. Only six units remain from the other three properties.

Hyde Park is a historic neighborhood and district located within the city limits of Tampa. The ZIP code for the district is 33606.

Hyde Park is located near the University of Tampa and close to Tampa’s business and cultural arts district. Roughly, the boundaries of the neighborhood include the Hillsborough Bay to the east, Kennedy Blvd to the north, historic and picturesque Bayshore Boulevard to the south, and Armenia Avenue to the west. Major thoroughfares within the historical district include Kennedy Boulevard, Bayshore Boulevard, Lee Roy Selmon Crosstown Expressway (Florida State Route 618), Howard Avenue, and Swann Avenue

Areas in Hyde Park
There are subareas within Hyde Park. These include Hyde Park Village, a unique shopping district located along Swann and Rome Avenues, and encompasses several city blocks. SoHo, a small sublet that runs though South Howard Avenue; and Bayshore, an area around Bayshore Boulevard.

If Hyde Park were its own independent city, its downtown area would most likely be centered around Hyde Park Village, a unique shopping mall located on Inman and Swann Avenues, and encompasses three city blocks. As opposed to the stuffy covered shopping malls common in the Tampa Bay area, the shopping center in Hyde Park is open and airy, with greenery and fountains everywhere and unique shopping discoveries around every corner.

Developer In For Long Haul

TAMPA HEIGHTS – With a weak housing market and a waiting game for permits, patience is the operative word for The Heights, the $500 million, 48-acre development of condominiums, town homes, offices and commercial property adjacent to downtown. The developer may build fewer condos and town homes than the 1,900 initially proposed and might build commercial property first – a deviation from mixed-use developments, which typically build housing first.
There also are plans to lease out the historical Tampa Armature Works building, 1910 N. Ola Ave., and two single-story buildings on Palm Avenue. The developer, A Better Place Group, has set a 10-year timeline for the project. “If it all gets done in the last three years, it’s still done in 10 years,” development manager Darren Booth said.
The developer applied more than two years ago for permits from the Army Corps of Engineers and the Tampa Port Authority to allow construction of a sea wall and boat slips, dredging and other work in the Hillsborough River. Booth anticipates getting the permits by the end of the year.
The developer planned to build roads and install infrastructure before selling land to other developers. Now it’s considering constructing some of the buildings in order to move the project forward, Booth said. The Heights is seeking city permits to build a three-story office building near Seventh and Highland avenues and is in talks with the Greater Tampa Chamber of Commerce to lease part of the building.
In five years, Booth anticipates that roads, water, sewer and stormwater lines, the sea wall, boat slips and a river walk will be completed or nearing completion. At that time, he also anticipates the completion of one or two restaurants and a small office building. Hotel construction should be under way along with residential sales. “If you can accept being patient, it is not frustrating,” Booth said. The city approved the property’s rezoning and a development agreement for The Heights in 2006.
Investors in the project include Bill Bishop, president of real estate development company Leslie Land Corp., and Don Wallace, the former president and chief executive officer of Lazy Days RV Center. Michael Hatchett, a city urban development manager, said the project’s slower pace is disappointing but out of the developer’s control.
“It is certainly a doable project,” Hatchett said. “The major hurdle has been crossed, and that is the developer owning the property. If the developer doesn’t own it, you can’t build on it. Your project is never going to happen if you don’t own the dirt.” Given the economic circumstances, the project’s pace and changes are logical, said Fran Roy, president of the Tampa Heights Civic Association.
“If anyone thinks that they are going to come out of the ground flying, you need a reality check,” Roy said. He’s excited that the developer is committed to the project, which he said will enhance the area. But he thinks the community can advance while The Heights finds its course.
The Bush Ross law firm opened its offices in December in Tampa Heights; the county bar association and bar foundation opened their two-story building Feb. 21 near the law firm; and a trio of investors is rehabilitating the 1927 Rialto Theatre to open a members club for business and social networking.
“The success of the neighborhood doesn’t hinge on The Heights project,” Roy said.
Booth said the project’s success is inevitable, given its proximity to the river, parks and downtown.
“I think the location is what it’s all about – being three minutes from downtown versus an hour,” he said. “That is what ultimately will make this project successful.”

1926 Bungalow in Seminole Heights

If you are thinking of building a new home, purchasing a Bungalow, or want to make an addition to an existing home located in Seminole Heights you’ll want to first determine if the property is in the boundaries of the Historic District.

The map of the Seminole Heights Historic District shows the boundaries of the local and national districts and is used by the staff and the Architectural Review Commission ARC to help determine whether a structure is contributing or non-contributing. This determination is made using other information along with the map, such as the master site files. Do not use this map as the sole guide for determining the status of a structure.

The ARC is responsible for reviewing development within a historic district. The purpose of the ARC is to insure that the integrity of the district is maintained. The ARC focuses on exterior work on a structure, but may review the interior in certain instances.

Want to live in Seminole Heights? Here’s some history and an example of a 1940’s Bungalow.

Known for its historic background. Seminole Heights is popular due to the craftsman style bungalows from the early 20th century that remain. Certain buildings in the neighborhood existed back in the early 1900’s, including the Seminole Heights Methodist Church, Seminole Heights Elementary School, Broward Elementary, Hillsborough High School, and St. Paul’s Lutheran Church. Nebraska Avenue, which runs through Seminole Heights, is also U.S. Route 41, a major commercial road through the neighborhood. The road contains several retailers including Publix, and a few corner stores. Garden Center, a neighborhood park, is used for many events such as art festivals and picnics. Seminole Heights has the longest stretch of Riverfront parkland in the city of Tampa. Rivercrest, Epps, and several unnamed pocket parks provide access to the Hillsborough River.
