TAMPA — Buying a condominium in today’s market is tough, especially with banks keeping credit for multifamily in virtual quarantine. But one developer of five communities thinks it has the answer: seller financing.

High Point Development of Tampa has offered seller financing quietly as a last resort to buyers since the condo market started to tighten two years ago. Now in an effort to sell out its properties before year-end, the developer is aggressive with the finance option.

The developer says that in most cases you can get 97 percent financing and a 30-year amortized mortgage at just under 5 percent interest.  This is .5% less a buyer has to come up with for a downpayment versus FHA financing.

High Point is offering the program using a mix of available capital and some leeway with the developer’s original lender, Hudson said.

Getting that mixture in place isn’t easy for many condo developers still trying to move inventory, and it likely won’t be easy for others to follow suit, said Byron Moger, director of apartment brokerage services for Cushman & Wakefield of Florida.

Selling prices for the High Point communities are about 60 percent of what they were originally intended, Hudson said, but deals are getting done.

At Seybold Lofts, where its 33 units are listing between $209,000 and $499,000, half are sold.

At Legacy Park, where listings are slightly lower, 15 units remain of 97 originally offered. Only six units remain from the other three properties.

Why you should be living at Westshore Yacht Club!

If you decide to get in on their great deals on townhomes they are maintenance free.  My time is valuable so I want the convenice of having everything taken care of.  Who wants to spend hours doing yard work on your time off?

Their maintenance fees appear to be on the high-end, however if you look at what you are “not” paying for it really works out to be the same, or slightly higher.  To me it’s worth not to have to worry if something happens to my roof.

Insurance, including flood insurance, is a large portion of the fees.  Since it is a waterfront community, you will need flood insurance whether you buy a single family home or condo or townhome.

MacDill fights zoning change

INTERBAY — The neighborhood surrounding MacDill Air Force Base might be described a number of ways.

People who live there call it home.

Others call it a buffer for military operations.

And those who own property in the area, including two with parcels of 25 and 26 acres, say it’s an area in transition.

The two landowners have asked the city of Tampa to rezone their properties from light industrial to mixed use, which would pave the way for more homes to be built.

City Council members voted last August to amend the Future Land Use Map to allow the change.

But officials at the base and at the Florida Department of Community Affairs, the state’s land planning agency, want to limit density and have filed an objection. They say more neighbors limit the hours of operation for military airports and increase the potential for accidents.

They also expect more complaints if more residents come. Air traffic noise is easier to tolerate during day hours in an office or warehouse than at night, while sleeping.

Now, the case is headed in May to the Florida Division of Administrative Hearings for a ruling.

Military bases across the nation are grappling with land-use conflicts in surrounding areas as more houses are built and people move closer.

Florida enacted a law in 2005 intended to keep land development and base plans in harmony.

The law says land use around bases must be “compatible with base operations.” It lets base commanders voice their opinion about safety and noise standards when potential zoning changes come up near their bases.

James Miller, spokesman for the Department of Community Affairs, says the city’s plan violates that law and increases the people who would live in a potentially dangerous area, which the military calls an “accident potential zone.” The zone includes about 866 acres extending from the base runway almost to the east end of Gandy Boulevard.

Also, people living directly outside the zone may be inconvenienced by aircraft noise.

Miller wants the city to notify current, as well as future, residents within a mile or so of the base that military aircraft will fly overhead.

Stephen Diaco owns property a half mile north of the base along Hillsborough Bay.

In a letter last year, he asked a MacDill official to consider building an east-west runway “to protect residential areas from an accident and mitigate the noise issues.”

In response, Col. Timothy Smith reminded him that the base was there first, having been dedicated in 1941. “We … pride ourselves on being a good neighbor,” Smith wrote. “I am not aware of any Department of Defense initiatives to add an additional east-west runway.”

The two property owners requesting the latest zoning change are Florida Rock and Tank Lines Inc. and Spray Miser International.

“They’re the two biggest vacant tracts of land down there,” said their attorney, Mark Bentley. His clients’ zoning requests should be granted because most land in the area has already been rezoned to mixed use, he said.

If the zoning is changed, owners plan to sell, although Bentley said he couldn’t speculate on who the buyers might be. One property south of Interbay Boulevard is home to an old processing company.

City attorney Chip Fletcher said the request to rezone is consistent with the land use map for the area. Tampa’s planning commission recommended that the City Council approve the request with conditions, leading to its vote last fall.

Because of the flight path, building heights would be limited and housing would be restricted from wetlands. However, buildings could be created directly under flight paths on both parcels.

With these exceptions, Fletcher said the zoning change complies with the law and is compatible with the trend in the area near the base.

“We can’t figure out what their issues are,” he said of base officials and the state’s community affairs department.

Miller, on the other hand, said he’s surprised by the city’s request. “What will be accomplished by adding people?”

In 2008, The Tampa Bay Business Journal published a news article about the increasing value of some neighborhoods of South Tampa….

 A large independent provider of residential real estate appraisals says some Florida neighborhoods are increasing in value, despite statewide averages indicating a drop in home sales prices of 15 to 20 percent.

The South Tampa market, for instance, has seen luxury waterfront and inland properties in Beach Park, Palma Ceia and Hyde Park rise between 5 percent and 8 percent in the past year, a release from Forsythe AppraisalsLLC, based in St. Paul, Minn. said. Forsythe has branch offices in Tampa, Miami, Orlando, Jacksonville and West Palm Beach.

Stats from the MLS show since May 2008 thru January 2009 there have been four Beach Park Homes Sold. *These are only Waterfront, Water view or homes with Water Access.   

  • The lowest sales price was $1,020,00 with the highest being $1,308,00. 

  • Currently there are four homes for sale ranging from 675,00 up to 2,394,000.

The Tampa Tribune reported today that another high rise building will be built if approved by city council.

I’ve been saying that the rental market is strong in Tampa; and that is turning out to be the case.  The Element Condos have already decided to turn into rentals. Downtown Tampa has become a place where the hip, urban culture is starting to emerge. Right now the Skypoint Condo Tower is the only high rise luxury building that still have units for sale.  They are also running a very aggressive sales promotion on the last available condos for sale.

Developers Plan 26-Story Apartment Building In Tampa

TAMPA – Two developers are proposing a 26-story apartment building at Tampa and Tyler streets downtown.

The project would have 404 apartments, 16,000 square feet of shops and a parking garage.

The developers, Intown Group and Crosland, will ask the Tampa City Council to rezone the property at a hearing at 6 p.m. Jan. 29. The developers want approval for the building’s height and design, which they say will be an art deco style comparable to New York City’s Chrysler Building and Empire State Building.

“We know there will be a long-term demand for rental in downtown,” said Gregory Minder, Intown Group president.

Intown also is a developer of the Skypoint condominium tower, 777 N. Ashley Drive, and Element, 808 N. Franklin St., which has been converted to apartments and will open in January.

The proposed apartment tower on Tampa Street will be adjacent to the newly rehabilitated Herman Massey Park, 1002 N. Franklin St.

Minder said the developers are awaiting council approval to close on the three lots and get financing. The property includes a parking lot and vacant land.

State Dedicates Westshore Yacht Club as “Clean Marina”

TAMPA – The Florida Department of Environmental Protection (DEP), together with the Clean Boating Partnership,  recognized Westshore Yacht Club as Hillsborough County’s 2nd Clean Marina. “Running a Clean Marina is key to protecting Florida’s waterways,” said Deborah Getzoff, Director of the DEP’S Southwest District. “We are proud to welcome Westshore Yacht Club to the growing number of marinas in Tampa Bay who are recognizing the value in protecting our natural resources and have dedicated themselves to educating Florida boaters.”  Westshore Yacht Club built its facility using the Clean Marina Action Plan as its guide.

 

The 149 slip marina also implemented a self-inspection process to continuously evaluate aspects of the marina including storm water, waste management and emergency preparedness, as well as fire safety. Some of the steps in the program include using environmentally-safe cleaning supplies, pump out stations and providing marina staff and boaters with information on how to minimize environmental impacts. “The Clean Boating Partnership congratulates Westshore Yacht Club for their commitment to Florida’s environment,” said the Partnership’s Chair, John Naybor. “Their dedication and hard work in becoming a Clean Marina is an accomplishment this facility can be proud of and we welcome them to our growing Clean Marina family.”
